We sell houses
the way we'd want
ours to be sold.

Roughly a third of the houses we sell never become public. The other two‑thirds reach a small, qualified audience — typically twenty to forty buyers, all of whom we know by name. Either approach takes the same amount of care.

A confidential buyer list.

If you'd rather not be on a portal, we don't put you on a portal. Our private buyer list is six hundred individuals deep, segmented by neighbourhood, style and price.

An honest valuation, in writing.

Our partner walks the house, considers comparable transactions (public and private), and delivers a range in writing — by hand, within seven days. Free of obligation.

Walk-through · Week 1

A partner walks your house with you. We listen for what you want and don't want; we take no photographs on this visit.

Valuation · Week 2

An in‑writing valuation, hand‑delivered. We discuss strategy: private treaty, off‑market, or full representation.

Preparation · Weeks 3–5

Styling, light, garden, any minor work needed. Photography and (sometimes) film. We work with your contractors or ours.

Listing · Weeks 5–8

The listing goes out — privately or publicly, as agreed. Viewings are by appointment, walked by the partner, never by a hand‑off.

Offer · Weeks 8–12

Offers are presented as they come, in writing, with our recommendation. We negotiate firmly and quietly. We do not run "highest and best" calls.

Close · Weeks 12–14

We co‑ordinate inspection, escrow, attorneys, and movers. We hand the keys to the buyer and stay in touch with you for the year after.
